Criteria To Becoming A RES

CRITERIA TO BECOMING A REAL ESTATE SALESPERSON

To become a RES, you need to fulfil the following criteria:

(1) Must be Singaporean or Singapore Permanent Resident (SPR) for more than 10 years. 

  .

(2) Must be 21 years old and above.

​

(3) Must have at least 4 'O' Level passes or equivalent.

  

(4) Pass the Real Estate Salesperson (RES) examination or equivalent.

​

(6) You must not be an existing licensee/Key Executive Officer at another real estate agency. 

​

(7) You must not hold a moneylender's license, neither shall you be an employee, partner or director of a licensed moneylender.

​

(8) If you are a returning or renewing salesperson, you must complete 6 credit hours of continuing professional development (CPD) courses.

​

For KEOs/ Practising Directors/ Partners/ Salespersons:


(a)    If you have de-registered for less than 2 years, you are required to fulfill the same number of CPD hours before applying for registration. 


(b)    If you have de-registered for 2 years or more, you must take the RES course and pass the RES examination before you can apply for registration.
 

(9) You must be covered by a Professional Indemnity Insurance for at least a year from the registration's commencement date.

​

(10) You must not be in arrears with the Central Provident Fund (CPF) Board for your Medisave contribution. 

​

(11) Fulfil all fit and proper criteria under the Estate Agents Act.

​

Apply For The RES Course

To be a RES, you need to take a compulsory course from an approved course provider before taking the examinations. There will be RES Course notes pdf or PowerPoint slides provided during the course period from each provider.

​

After you have finished the course (with a minimum of 75% attendance), you will be provided with the Certificate of RES Course Completion, which has a validity period of 2 years.

​

You are eligible to take the RES examination within 2 years from the completion date of your RES course. Otherwise you are required to attend and complete the RES course again before you are eligible to take the RES examination.

​

The RES courses generally cost between $650-$800.​

​

  • If you’re an NTUC member, you can enjoy the UTAP subsidy (up to $250) for your RES Exams.​

  • You may also utilize your SkillsFuture credit.

RES Examination Schedule

​

RES examinations will take place in February, June and October. 

​

RES Examination Fees

​

  • Full Sitting (2 Papers) @ $417.30 (incl GST)

  • Modular Re-sitting (1 Paper) @ $235.40 (incl GST)

 

Note: Modular Re-Sitting is only applicable if you have passed one paper. 

​

RES Examination Format

​

The format of both papers is as follows:

Section A : 60 MCQs (60 marks)
Section B : 20 MCQs with reference to 1 or 2 Case Studies (40 marks)

​

Duration : 2 ½ hours per paper

RES Examination Rules

​

The most important rules to adhere to are the following:
 

- Candidates who arrive late but within the first 15 minutes after the examination has started will be allowed entry into the examination room, albeit 15 minutes post the exam's commencement. However, they will not receive any additional time to finish the real estate exam. Those arriving more than 15 minutes late will be denied entry and will not receive a refund for the examination fees.

​

- Candidates must present a physical National Registration Identification Card (NRIC) or any specified photo identification document listed in the official rules and regulations for identity verification purposes. The absence of any mentioned physical identification will result in the candidate being prohibited from taking the exam. It's important to note that digital IDs are not acceptable for attendance verification, as all mobile devices are required to be turned off and left outside the examination room before the exam begins.

RES Examination Results Notification

​

​You will receive an email notification from CEA's appointed examination administrator informing you of your examination results 4 - 6 weeks after the examination.

Appeal for Review of RES Examination Results


Applicants seeking to challenge their real estate exam scores are encouraged to use NTUC LearningHub's digital platform to file an appeal within a five-day window following the announcement of their exam results.

​

It is important to note that appeals are limited solely to examinations that were not passed.

Validity of RES Examination Result

​

Candidates who have successfully passed one of the papers of the RES examination must complete and pass the other section within two years of their RES course completion validity date. If they do not accomplish this, their initial modular pass will become invalid. Consequently, these candidates will be required to undergo the RES course anew and retake the entire RES examination, which includes both Paper 1 and Paper 2.

​

In a nutshell, the validity of RES Examination result is affected directly by the validity of your RES Course Completion date.

Deferment of RES Examination

 

If candidates fail to attend the exam, they will be marked as "absent" and deemed to have not passed the exam.

​

Note: Please be aware that Medical Certificates from General Practitioners or hospitals, as well as Hospitalisation Leave from hospitals, do not qualify as valid reasons for deferment of RES Examination.

​

There will be no examination fee refunds for candidates who cannot take the exam on the scheduled date.

​

Deferment requests will only be considered in specific cases, such as:

  • Being hospitalised on the exam day

  • Death in the immediate family (spouse, child, parent, sibling, grandparent, or grandchild)

  • Obligations to National Service on exam day

​

An administrative charge of $109 (GST included) applies to each deferment request that is approved. Those facing such circumstances can apply for a deferment with the necessary documents through NTUC LearningHub’s online platform within five working days following the exam date. Approval is required for all deferment requests, and candidates granted a deferment are eligible to sit for the subsequent exam only, with no additional deferments permitted.

​

Please note that deferment applications sent directly to LHUB via email will not be considered.

REGISTER WITH A LICENSED ESTATE AGENCY

​Submit your salesperson application form through your real estate agency.

​

Below are the estimated costs to register with a licensed estate agency.​

​

  • Real Estate Salesperson Registration fee: $53.50 + $230 annual CEA fees = $283.50

  • Professional Indemnity Insurance: $120

  • Admin fees for name cards/ID Tag/Start Up Course/Admin fees: $300 -$500 range.

Approval of CEA Registration

APPROVAL OF CEA REGISTRATION

​​You will receive a notification of CEA's approval for your registration within 4 to 6 weeks.
