Marine Parade HDB estate is a small estate with around 7,900 units.
The flats in Marine Parade were built between 1974 to 1976. Though the flats are not young, the demand is strong, especially for units with sea view.
I have just gotten an exclusive to sell a 3-room flat in Blk 8 Marine Terrace.
In this article, I will review the following for this newly listed unit:
General Information on 3-room flats in Marine Parade
The 3-room units in Marine Parade are the 3 'Improved' model, or 3'I' model in short.
A typical 3'I' model is a longish layout with 2 bedrooms on the left or right-hand side. Kitchen is located right at the end, with a separate bathroom and WC. There is no attached bathroom to the master bedroom, and neither does it has a storeroom.
A typical 3'I' model unit is 59 sqm.
However, Marine Parade estate has undergone Main Upgrading Program (MUP). Majority of the 3-room flats are upgraded with extra utility room at the kitchen area. For those which has been upgraded with extra utility room, their floor area becomes 65 sqm.
Only certain 3-room blocks opted not to have the extra utility room. They are Blk 7 in Marine Terrace, and Blk 34 and 35 in Marine Crescent.
For a 3-room corner unit in Marine Parade that has been upgraded with extra utility room, the floor area is 76 sqm.
For a 3-room corner unit in Marine Parade that has not been upgraded with extra utility room, the floor area is 70 sqm.
About This Marine Parade HDB Unit
Location
Marine Parade is a relatively small HDB estate in the eastern part of Singapore.
The estate is divided into 3 areas - Marine Terrace (circled in green), Marine Crescent (circled in red) and Marine Drive (circled in black).
Blk 8 is a slab block located in Marine Terrace. This block consists of only 3-bedroom units, with the exception of 2 adjoining units that have been converted to 1 unit and classified as 5-room flat.
It is approximately 5-minutes walk away from the East Coast Park. You can use the overhead bridge in front of Blk 1 Marine Terrace to cross over to the beach.
Level
Blk 8 is a 12-storeys block. This unit is located on the mid-floor, next to a corner unit.
The blocks in Marine Parade has been upgraded with lift on every level. There are 2 lifts serving each level, and both lifts are able to access every unit without having to climb any stairs.
This is very important especially to a mature estate like Marine Parade.
While there are many incoming younger residents who move into Marine Parade estate because of reasons like schools, lifestyle and convenience etc, there are many elderly folks here.
Having access to 2 lifts is important since they can use the other lift if one of them is under maintenance.
Interior
This unit is in a move-in condition. Buyers have the option to move in without needing to do major renovation, and as such saving on time and money needed to renovate the unit.
The owner has hacked the wall separating the living room and second bedroom. The living room becomes a spacious L-shaped living room, with one side serving as the living room, and the other as the dining room.
Great if you are someone who loves hosting!
To make the unit look more spacious, the owner has also replaced the wall between the living room and kitchen with a transparent door. This brings light into the unit, and allow air circulation when you leave the door opened.
The master bedroom is in a regular shape, and one of the benefits of an older HDB flat is the generous size of the bedroom!
The owner has done a built-in wardrobe, installed an air-conditioner and a ceiling fan. Simply bring your king or queen size bed!
As mentioned previously, the 3-room flat in Marine Parade do not have an attached bathroom in the master bedroom.
For this unit, the owner creates an entrance from the master bedroom to the bathroom in the kitchen, effectively making it an ensuite.
The wall between the bathroom and WC has also been partially hacked so it becomes one big unit.
Now let's talk about the kitchen.
The kitchen is spacious and layout is well planned. Kitchen cabinets and electrical appliances are well maintained. It is functional and buyers do not need to spend much on renovating the kitchen.
Blk 8 Marine Terrace has been upgraded with extra utility room. This 6 sqm room is very useful since the 3-room flats in Marine Parade do not come with a storeroom. Owners can use the utility room as a storeroom, laundry room, study room or a helper's room!
Surrounding Area Review - Transport Accessibility, Amenities, Schools
(1) Transport Accessibility
Marine Parade is one of the most convenient locations in Singapore (omg, maybe i am biased!).
The Thomson-East Coast Line (TEL) will be ready in 2024. The Marine Terrace station is only 5 minutes walk from this unit.
Meanwhile, there are plenty of bus services that brings you to other parts of Singapore. There are direct buses to the Central Business District (CBD), Suntec and other parts of the city. There are also buses which brings you to other neighbourhoods like Bedok or Tampines.
And if you drive, East Coast Park (ECP) expressway is the most convenient highway for you. You can reach the city within a 10-minute drive, and also Changi Airport in 10 minutes.
(2) Amenities
Marine Parade is a highly sought after neighbourhood. One of the reasons why it is so popular is due to the surrounding amenities.
Shopping Malls
Parkway Parade is the most established shopping mall in the east. It has always been a popular mall over the years, and it is a mall that we grow up with.
i12 has been revamped recently and there are many popular F&B establishments there.
Kallang Wave is another mall nearby. You can find many sports retail shops in this mall.
East Coast Park
For residents staying in Marine Parade, East Coast Park is literally the biggest playground right at your doorstep!
Blk 8 Marine Terrace is located just 5-minutes walk away from East Coast Park.
Jump on a bicycle and ride all the way to Gardens By The Bay or the rustic Changi Village. Or simply put on your jogging shoes and start running! If you are a dog lover, you will enjoy the walk with your furkid along this popular beach in Singapore!
Neighbourhood amenities
One of the benefits of living in a mature HDB estate like Marine Parade is the amenities you can find in the neighbourhood.
Head to the Marine Terrace central which is just 5 minutes walk away and you will find the wet market, hawker centre, coffeeshops, provision shops, clinics and even a police station.
It is really convenient!
Schools
There are not 1, not 2 but 3 very popular primary schools in Marine Parade.
They are Tao Nan Primary, Ngee Ann Primary and CHIJ Primary.
These 3 primary schools are highly sought after, and were always over subscribed during the Primary 1 registration exercise.
Besides primary education, popular secondary schools within the vicinity includes Katong Convent, Victoria School and St Patrick's Secondary school.
Victoria JC is also nearby.
What I Like Most About This Marine Parade HDB Unit
(1) Next-To-A-Corner Unit
This unit is located next-to-a-corner.
This means you only have 1 immediate neighbour and thus more privacy as compared to units that are located in the middle of the long corridor.
Also the corridor outside the unit is clean and not cluttered,
It is a nightmare whenever I see neighbours hanging their clothes, putting their unwanted furnitures or park many bicycles outside their unit!
(2) Quiet & Tranquil Environment
Personally I have always like the single digit blocks in Marine Terrace. The environment there is quiet and tranquil with lots of greenery.
It is especially peaceful in the late morning and afternoons.
Also, this block is not facing the ECP so you will not hear the noise from the highway.
(3) Unit can be moved in with minimal renovation
While I will not describe this unit as a designer decor unit, it is well kept and can be moved in with minimal renovation.
I also like how the owner has remodelled the unit.
By hacking the wall between the living and second bedroom. it opens up the unit and make the living room wider and more spacious.
I also like how the owner replaces the wall between the living room and kitchen with a transparent door. It brings in the light and make the whole unit brighter.
Lastly, many buyers do not like units with no attached bathroom to the master bedroom. By creating another entrance from the master bedroom to the bathroom, it becomes an ensuite and solve the problem of no attached bathroom!
(4) I love the open carpark
It is rare to find open carparks in newer HDB estate. And I realise it is also getting difficult to find open carparks in mature estate.
Tuck right behind Blk 8 is a big open carpark with ample parking lots!
If you are like me who do not like driving up the multi-storey carpark and remembering which level you parked at, then you will surely appreciate this open carpark!
Just park and go :)
(5) Oh, this block is so near to the beach!
One of the biggest draws of staying in Marine Parade is the proximity to the East Coast Park.
And Blk 8 Marine Terrace is situated just 5-minutes walk away from the beach.
Jog, cycle or bring your dog for a walk.. there are so much to do by the beach!
Recent Transacted Prices Of 3-room HDB Flats In Marine Parade
The above transacted prices are taken from HDB website on 13/10/2023.
Price for 3-room flats in Marine Parade range from $340k to $570k. It is a wide range and sometimes challenging to estimate the price a unit can fetch.
Many factors influence the price of units here. Some of them include the view, the renovation, the level and floor area of the unit.
