Once in awhile, a project comes along that means more to me than just business. Thomson Reserve is one of them.
I have a friend who used to live in Thomson View, the condominium that used to stand on this exact site. I remember visiting her many years ago. What stuck with me most was her balcony. It was huge, and I remember standing there at night, feeling the wind, and looking out to a panoramic, unblocked view over the whole Thomson area.
So when I heard the site had finally gone en bloc after years of attempts, and Thomson Reserve was coming up in its place, that memory was the first thing that came back to me.

Thomson Reserve Surrounding Area Review
1) Location
Thomson Reserve sits along Bright Hill Drive in District 20, on the exact site where my friend's old balcony once was. Thomson View was a 255 unit development completed in the 1987.
It took 17 years and five collective sale attempts before it finally went en bloc in 2024. That tells you how tightly held this pocket of Upper Thomson is.
That windy, unblocked feeling I described earlier isn't just a nice memory either. It says something real about how this site is positioned, open enough to the surrounding greenery that the wind moves through freely. If Thomson Reserve's blocks are designed to take advantage of the same conditions, buyers on higher or more open facing units could get to enjoy the same thing.
The site also borders the Central Catchment Nature Reserve and sits close to MacRitchie Reservoir, so units facing that direction should get a green, low rise view that's hard to find this close to town.

2) Transport Accessibility
This is one of Thomson Reserve's strongest selling points. The development is within walking distance of three MRT lines.
Upper Thomson MRT (TE8), Thomson-East Coast Line, roughly a 5 to 7 minute walk
Bright Hill MRT (TE7), also within walking distance, and set to become a Cross Island Line interchange when that line is completed
Marymount MRT (CC16), Circle Line, a bit further but still reachable on foot
For a District 20 project, having three MRT lines within walking distance is not something every development in the area can offer, so it's worth highlighting clearly for buyers who commute daily.

3) Surrounding Amenities
Thomson Plaza
Thomson Plaza is the neighbourhood mall most residents will use for daily groceries, banking and F&B. Junction 8 in Bishan is also within reach for a bigger shopping trip.
Eateries at Upper Thomson
For food, Upper Thomson Road is well known for its cluster of eateries, and Sembawang Hills Food Centre is a short drive away for hawker classics.
MacRitchie Reservoir and green spaces
Living next to MacRitchie Reservoir means residents have direct access to some of the best nature trails on the island, along with Windsor Nature Park nearby. Bishan-Ang Mo Kio Park, one of Singapore's largest parks, is also within reach for families who want a more landscaped green space.

4) Nearby Schools
District 20 is known for its school cluster, and this is likely to be a key draw for Thomson Reserve.
Ai Tong School is the standout here, sitting within about 500m, well inside the 1km priority registration radius that Singapore Citizen families care about for Primary 1 registration.
Other schools in the vicinity include Catholic High School (Primary and Secondary), CHIJ St Nicholas Girls' School, Peirce Secondary School, Whitley Secondary School, Mayflower Secondary School, and Ang Mo Kio Secondary School. Raffles Institution (Secondary and Junior College) is also within a few kilometres.

Site Plan Analysis
1) Block Configuration
Thomson Reserve is made up of 6 residential towers.
2 towers are 30 storeys high, also known as the Luxury Collection.
4 towers are 21 storeys high, also known as the Classic Collection.
Mixing tower heights like this usually gives the developer more flexibility with unit facing and view corridors, since the taller blocks can be positioned to maximise the reservoir facing views while the lower blocks help with overall density and spacing.
There will be a basement carpark and a one storey carpark, totalling 1,014 carpark lots, to cater to the residents.
2) Facilities
Based on the developer's project description, Thomson Reserve will have a swimming pool, a clubhouse, and communal facilities, on top of the basement and surface carparks.
There will be 3 unique zoning: Grand Clubhouse, Island club and Wellness Club with over 80 facilities.
The specific breakdown of facilities, such as the number of pools, gym size, and number of clubhouses, has not been released yet.

The vast majority of the project, 84%, sits in the 2 to 3 bedroom range, which points to a development designed primarily for families rather than being weighted towards smaller 1 bedroom investment units.
The 4 to 5 bedroom units, all with private lift, make up 202 units or 16% of the project.
Private lift access signals a more premium positioning for the larger unit types.

Since floor plans have not been released, I can't yet give you a stack by stack layout comparison the way I normally would. Here's what's confirmed and what's still open:

Comparative Market Analysis
Since Thomson Reserve has no transacted prices yet, a direct price analysis isn't possible. What I can do is show you the closest useful benchmark, AMO Residence, which is the last major new launch in District 20 and shares two of the same developers, UOL Group and Singapore Land Group.
AMO Residence, located at Ang Mo Kio Rise, launched in July 2022 with 372 units, starting from around $1,890 psf and averaging in the low $2,100 psf range at launch, a milestone at the time as it broke the $2,000 psf barrier for an Outside Central Region (OCR) project.
As of recent transaction data, resale prices at AMO Residence have moved up to average price of $2,497 psf in 2026Q3.

I want to be upfront about what this comparison can and can't tell you.
AMO Residence launched in 2022, and the market has moved since then, land costs, construction costs and overall OCR pricing have all shifted.
Thomson Reserve is also a much larger project at 1,268 units versus AMO Residence's 372, so the buyer profile, facilities scale and pricing strategy could look quite different. Treat this as a useful reference point for how District 20 pricing has trended, not a prediction of where Thomson Reserve will launch.

For a location I already have such fond memories of, it's exciting to see what comes next, and I hope whoever ends up living there gets to enjoy that same wind on their balcony that I remember so well.
