Constructed from 1975 to 1977, the flats in Marine Parade remain in high demand.
I have recently obtained an exclusive listing for a 5-room unit in Blk 77 Marine Drive.
In this article, I will review the following:
General Information on 5-room flats in Marine Parade
The 5-room flats in Marine Parade are located in a point block, which means there are only 4 units per floor, all situated at the corner.
Units Facing
As all 5-room flats are located in a point block, there will be 2 units facing south and 2 units facing north.
If you're familiar with Marine Parade, you will know that units facing south also have a sea view.
These units will have a sea view from their living room and two common bedrooms, as long as they are on a high floor and there are no buildings blocking the view.
For units facing north, you'll have a view of the Telok Kurau and Joo Chiat landed estate. This offers an unobstructed view of the landed area if you're on a high floor without other buildings in the way.
Direction of the sun
In addition to considering whether the unit faces the sea or the landed estate, it's crucial to determine if it gets the morning or afternoon sun.
Each level has 2 units that receive the morning sun and 2 units that catch the afternoon sun.
The sun will shine through the balcony and the windows of the master bedroom.
If you're not fond of mornings, you might want to avoid units with morning sun. Similarly, if you don't like the afternoon sun, you should steer clear of units that receive it.
Typical Unit Size
The 5-room flats in Marine Parade usually measure between 117 and 123sqm.

About This Marine Parade HDB Flat
Marine Parade is a small HDB estate situated in the East Coast area.
The estate is split into three sections: Marine Terrace (marked in green), Marine Crescent (marked in red), and Marine Drive (marked in black).
Blk 77 is a point block located on Marine Drive.
Marine Drive is the most convenient spot within Marine Parade. It is within walking distance to Parkway Parade, NTUC Finest, a wet market, a hawker centre, and the East Coast beach!
Marine Parade MRT station is just a 5-minute walk away!
Level and facing
This block has 25 storeys and this unit is located on a high floor.
The living room and both common bedrooms faces the North. It has a panoramic opened view, and is very windy.
The master bedroom and balcony faces the East and therefore do not have a direct afternoon sun.
Interior
The unit is well-maintained and in its original state. Buyers have the option to either fully or partially renovate the unit, allowing for a range of possibilities to suit individual tastes and preferences.
The owner has bought over the recess area outside the main door. Buyers can consider integrating the recess area as part of the unit.

Marine Parade is ideally situated!
The Marine Parade station on the Thomson-East Coast Line (TEL) is now operational and just a 5-minute walk from this unit.

For those driving, the East Coast Park (ECP) is the most convenient expressway. You can reach the city in about 10 minutes, and Changi Airport is just a 10-minute drive away for frequent travelers.

Marine Parade is a highly sought after HDB estate. One of the reasons why it is popular is because of the surrounding amenities.
Parkway Parade is a very popular shopping mall in the East. It provides a wide range of F&B options and retail outlets. Moreover, Cold Storage and NTUC supermarkets can be found here.
Next to Parkway Parade is Parkway Centre, known as a hub for enrichment and tuition centers. It caters to students from pre-school to junior college, offering everything from academic to music lessons, ensuring plenty of choices for your children.
Additionally, the area includes a wet market, a hawker centre, coffee shops, and provision shops. The Marine Parade Community Centre and Marine Parade Public Library are also located here (currently under renovation at the time of writing).

Marine Parade is home to not one, not two, but three very popular primary schools.
These schools are Tao Nan Primary, Ngee Ann Primary, and CHIJ (Katong) Primary.
All three are highly sought after and consistently oversubscribed during the Primary 1 registration exercise.
In addition to primary schools, the area also features popular secondary schools such as Katong Convent, Victoria School, and St Patrick's Secondary School.
Victoria JC is also located nearby.
(4) East Coast Park
For many residents of Marine Parade, East Coast Park is a favourite weekend hangout spot!
Blk 77 Marine Drive is just a 2-minute walk from the underpass that leads to East Coast Park.
If you enjoy cycling, hop on your bicycle and ride all the way to the charming Changi Village along East Coast Park! Or head in the opposite direction and cycle to Gardens By The Bay!
Not into cycling? Lace up your running shoes and jog along the picturesque beach!
Are you a dog lover? Bring your furry friend for a walk along this popular beach in Singapore!
What I Like Most About This Unit
(1) Panoramic Opened View
Although this unit does not offer a sea view, it boasts a wide-open panoramic view!
As previously mentioned, the 5-room units in Marine Parade will either face the sea (South-facing) or the Joo Chiat/Telok Kurau landed estate (North-facing).
This unit in Blk 77 Marine Drive faces North, providing an immediate open view of the Marine Parade HDB estate and towards the Joo Chiat landed estate.
As it is not facing towards the direction of the sea, the unit is quiet as you do not get the noise from the highway too!

(2) Breezy
The unit is breezy!
In my conversations with the owners living in Marine Parade, they mentioned that they rarely use their air conditioning because it's always windy. In fact, it becomes so chilly, especially at the end of the year, that they have to close the windows!
I recall before one of the viewings, I opened the windows for ventilation. It was so windy that the vase on the table fell over! I was fortunate it didn't break!
(3) Location
Flats in Marine Drive are in high demand because they are centrally located near all amenities!
I love the three blocks of 5-room flats in Blk 77, 78, and 79. They are just a 2-minute walk from a large NTUC Finest supermarket. My clients who live in these blocks often joke that they have a massive refrigerator downstairs, so they never need to stock up on groceries at home!
Don’t feel like cooking? Visit Marine Parade hawker centre or the nearby coffeeshops! There are numerous stalls offering delicious food!
Additionally, you can reach Parkway Parade in 5 minutes on foot. Parkway Parade is one of the most well-established and popular shopping malls in the East!
Oh, and the underpass leading to East Coast Park is just a 2-minute walk away!
It's incredibly convenient!
