Marine Parade HDB For Sale: 5-room flat at Blk 13 Marine Terrace

Marine Parade is one of Singapore's most established HDB estates, and it has always been a neighbourhood close to my heart.
I've been working in Marine Parade for more than two decades, helping families buy and sell their homes. Over the years, I've had the privilege of seeing families grow, children move out, and homeowners make new plans for the next stage of their lives.
Today, I'm excited to introduce my latest listing, a renovated 5-room HDB flat at Blk 13 Marine Terrace, featuring a rare 3+1 room layout with an additional utility room.
What makes this home even more meaningful to me is that I was involved in its previous sale back in 2015.
In this article, I will share:

Understanding Marine Parade: Marine Drive, Marine Crescent and Marine Terrace
Having worked in this estate for more than two decades, I have come to appreciate the different characteristics of its three main residential precincts: Marine Drive, Marine Crescent and Marine Terrace.
Although they are all part of Marine Parade, each has its own charm.
Marine Drive: The Heart of Marine Parade
Marine Drive is what I would consider the heart of Marine Parade, where you'll find many of the neighbourhood's key amenities, including Parkway Parade, Marine Parade MRT station, shops, eateries and other everyday conveniences.
For buyers who enjoy having everything close by, Marine Drive is certainly attractive.
However, with the concentration of shops, transport connections and activities, some buyers may find this part of the estate a little too bustling for their liking.

Marine Crescent: Between Convenience and Quiet Living
Marine Crescent sits between Marine Drive and Marine Terrace, offering a balance between the two precincts.
One of its key attractions, particularly for families with young children, is its proximity to Tao Nan School. Tao Nan is both a Special Assistance Plan (SAP) school, with a strong bicultural and Chinese-language environment, as well as a designated Gifted Education Programme (GEP) centre. This is a rare and prestigious combination
Marine Crescent is also conveniently located for residents who want access to the amenities around Marine Drive while enjoying a more residential environment.

Marine Terrace: A Quieter Corner of Marine Parade
Of the three precincts, Marine Terrace is personally my favourite for its quieter and more peaceful surroundings.
It feels a little more tucked away from the busy central area of Marine Parade, yet everyday conveniences are still close by. Residents have access to Marine Terrace Market, the hawker centre, neighbourhood coffeeshops and shops for their daily needs.
I particularly like how Marine Terrace offers a more relaxed residential environment without having to compromise too much on convenience.

What All Three Precincts Have in Common
Regardless of whether you choose Marine Drive, Marine Crescent or Marine Terrace, there are two things I particularly appreciate about living in this estate.
1) Easy access to East Coast Park
All three precincts have access to overhead pedestrian bridges or underpasses connecting residents to East Coast Park. Whether you enjoy morning walks, cycling or simply spending time by the sea, this is one of the lifestyle advantages of living in Marine Parade.
2) MRT connectivity
With both Marine Parade and Marine Terrace MRT stations serving the neighbourhood, residents across the three precincts can enjoy access to the Thomson-East Coast Line.
Ultimately, choosing between Marine Drive, Marine Crescent and Marine Terrace comes down to what matters most to you.
Some buyers prefer to be right in the centre of the action, while others appreciate a quieter environment to come home to. If you're someone who values a peaceful neighbourhood while still having everyday amenities nearby, Marine Terrace is certainly worth considering.

Living in Marine Parade HDB: Transport, Amenities and Schools
One of the biggest attractions of living in Marine Parade is the convenience of having so many amenities within the neighbourhood.
Transport Accessibility
With the Thomson-East Coast Line (TEL), residents of Marine Parade enjoy great connectivity by MRT.
Marine Parade and Marine Terrace MRT station serves the residents of Marine Parade, providing convenient access to other areas along the line.
There are also bus services connecting residents to other parts of Singapore.
For those who drive, the East Coast Parkway (ECP) and other major roads provide access towards the city and Changi Airport.
Amenities
One of the things I like about Marine Parade is how easy it is to go about your daily routine.
Marine Terrace has its own neighbourhood amenities, while Parkway Parade offers a wider range of shopping, dining and retail choices.
Whether you're picking up groceries, having a simple meal at a coffee shop or meeting friends for coffee, you don't have to travel far beyond the estate.
Schools in the Neighbourhood
Marine Parade is home to several established schools, including:
Tao Nan School
Ngee Ann Primary School
CHIJ (Katong) Primary
St Patrick's School
CHIJ Katong Convent
Victoria School
For families with school-going children, having educational options in the surrounding neighbourhood is certainly a consideration. However, do check the actual home-to-school distance and current admission requirements if you're purchasing with Primary 1 registration in mind.

East Coast Park
And of course, one of my favourite things about living in Marine Parade is having East Coast Park nearby!
Whether you enjoy morning walks, cycling, jogging or simply spending time by the sea, East Coast Park offers a wonderful outdoor space for the whole family. For many families who have lived in Marine Parade for years, weekends at East Coast Park are part of their growing-up memories.
There are overhead bridge and underpasses that leads straight to the park!

About This 5-Room HDB Flat at Blk 13 Marine Terrace
Located within the quieter precinct of Marine Terrace is my latest listing, a renovated 5-room HDB flat at Blk 13 Marine Terrace.
What makes this home particularly special is its rare 3+1 room layout, featuring three bedrooms and an additional utility room.
Blk 13 is one of only three 5-room HDB blocks in Marine Parade, alongside Blk 27 and 28 Marine Crescent, that have been upgraded with this extra utility room.
For a typical family of four, with parents and two children, having this additional room can make a real difference. It offers the flexibility to be used as a study, helper's room or simply extra storage space.
As our needs change over time, having that extra room is always a welcome bonus!
Level and facing
The point blocks in Marine Parade are all 25 storeys. This unit is located on level 13.
The living room and 2 common bedrooms are facing the North direction. They also share the same view. As this block is situated next to the low rise multi storey carpark, the owner enjoy a good opened view
And as a bonus, you get a little peek of the million dollar seaview from the master bedroom!
Interior

One of the most unique features of this layout is the additional utility room, which adds another 6 sqm of space to the flat.
The owners have also purchased the recess area outside the main entrance, adding another 3 sqm. Together, these additional spaces bring the total floor area to a generous 126 sqm, making this one of the largest 5-room HDB flat layouts in Marine Parade.
The owners purchased this home in 2015 and carried out a full renovation. Although the renovation is now 11 years old, the home has been very well maintained over the years.
To help buyers better visualise the space and its possibilities, I have also virtually staged the rooms with furniture. I've included the original photos inside the staged images so you can see both the actual condition of the home and how the spaces could be furnished.
What I Like Most About This Home
There are three things that stand out to me about this listing.
The Extra Utility Room
One of the things I particularly like about this home is the additional utility room.
From my experience marketing flats in Marine Parade, I've noticed that many buyers of 5-room flats here are either families with two or more school-going children, or seniors looking to rightsize from private properties.
And their needs can be quite different.
For families with children, the extra room could serve as a study or a helper's room. For seniors who are rightsizing, it could provide much-needed storage space, especially since the original 5-room flat layouts here do not come with a dedicated storeroom.
Having that extra room gives homeowners more flexibility to use the space according to their needs.
And that's something I believe buyers will appreciate when comparing the different 5-room flats in Marine Parade.

The Generous Living Space
Another thing I love about this home is how spacious it is!
At a whopping 126 sqm, this flat offers a generous amount of living space, especially when compared to the newer 5-room HDB flats built today.
Most of the original 5-room flats in Marine Parade are around 117 sqm. For owners who purchased the recess area outside their main entrance, that adds another 3 sqm. And for Blk 13, the additional utility room provides another 6 sqm, bringing the total floor area of this unit to 126 sqm.
This makes it one of the largest 5-room flats in Marine Parade!
Interestingly, it's not quite the largest. Some south-facing units with west-facing balconies have an even bigger floor area. Owners who purchased their recess areas in the earlier years were able to acquire approximately 5 sqm instead of 3 sqm, as their recess areas extend to align with the lift shaft.
Nevertheless, at 126 sqm, this home offers plenty of space for families to enjoy, with separate living and junior living areas, three bedrooms and that very useful extra utility room.

The Open View Without the Expressway Noise
One of the things many buyers look for when buying a flat in Marine Parade is the sea view. And I can understand why! Some of the best-facing units offer gorgeous, unobstructed views of the sea.
However, there's often a trade-off. Many of these units face the East Coast Parkway (ECP), which means residents may also have to put up with traffic noise from the expressway.
What I like about this unit is that it offers a different balance.
The living room and two common bedrooms face north, away from the ECP. As the unit is on the 13th floor, it also clears the low-rise multi-storey carpark next door, giving these rooms a pleasant, open view.
And here's a little bonus! You still get a peek of the sea from the master bedroom, without being directly exposed to the expressway noise.
For buyers who appreciate an open view but prefer a quieter home, I think this is a lovely balance.
A Well-Maintained, Renovated Home
When the current owners purchased this flat in 2015, they carried out a full renovation.
Although the renovation is now 11 years old, the home has been very well maintained. In fact, the kitchen still looks almost like a showflat! The windows are also fitted with invisible grilles, which is a nice feature, especially for families with young children.
Another thing I appreciate about this home is that the owners do not require an extension of stay.
From my experience, many buyers in Marine Parade are either upgrading from a smaller HDB flat or rightsizing from a private property. Very often, they are selling their existing home and purchasing their next one concurrently.
Coordinating both transactions can be stressful, especially when there are tight timelines to manage. Having a renovated home with no extension required can make the transition easier, as buyers may not need to set aside additional time for major renovation works or wait for the sellers to move out.
Of course, every family's situation is different, and careful planning of the sale and purchase timeline is still important.
If you're planning to sell your current home and buy another, but are unsure how to coordinate the timelines, feel free to reach out to me. I will be happy to walk you through the process and help you plan your next move.
The Marine Parade Neighbourhood
Having worked in Marine Parade for more than 20 years, I have come to appreciate what makes this estate special.
It's not just the amenities or the proximity to East Coast Park. It's also the familiarity of the neighbourhood and the many families who have made their homes here over the decades.
I've met homeowners who have lived here since the flats were first built, families whose children have grown up in the estate, and younger couples who are now making Marine Parade their home.
And that brings me to the story behind this particular listing.

A Home Filled with Memories, Ready for Its Next Chapter
Back in 2015, I helped the previous owners sell this very same flat. Their children had grown up and moved out, and they decided it was time to rightsize to a smaller home.
The current owners bought the flat when their children were still young, beginning a new chapter of family life at Marine Terrace. Eleven years later, their family has grown, and they're now ready to move on to the next stage of their lives.
And once again, I have the privilege of marketing this home and looking for its next owners.
This is one of the things I find most meaningful about being a real estate agent.
A home isn't just a property that changes hands. It's where families spend years of their lives, where children grow up, and where so many everyday memories are made. As much as I enjoy helping clients find the right property, I also appreciate being part of their journey through different stages of life.
I am looking forward to finding the next owners who will enjoy this home and the Marine Parade neighbourhood as much as the families before them.
