I started off in my real estate career working with HDB owners.
Over the years, I have helped many in their HDB needs. These include selling their HDB properties so as to upgrade or downgrade to another property, young couples who are buying their first home, and buyers who are shifting to stay near their parents or children etc.
Many of these cases involve more complex situations. Some examples are when clients need to do contra or take a bridging loan. This requires careful financial calculations and timeline planning to make sure funds (CPF/Cash) are ready when they are needed to be paid for the new flat.
Other complicated situations include divorce and administrative/probate cases. It is important to know the timeline and documents needed in these situations so as to ensure a smooth transaction.
I have transacted HDB units in many parts of Singapore, and am particularly focused in Marine Parade HDB estate. Personally, I have transacted more than 100 units here over the years.
Over the years, I have also worked with many clients for the sale and purchase of their private properties. These include ECs, condos and landed properties in new launches as well as resale market.
There are fewer restrictions in the sale and purchase of private property as compared to HDB properties. Owners do not need to form a family nucleus to buy a property. Neither do they need to be 35 years old and above in order to purchase private property under a single's name. They are allowed to rent out their property immediately after the purchase, and do not need to fulfill the Minimum Occupation Period (MOP) which is required under HDB regulations.
As such, apart from helping clients to buy and sell their properties, I also help to restructure their property portfolio. I often give advice on when is a good time for them to offload their existing properties, and how and what property they should acquire so they can grow their wealth and plan for retirement.
